Most tiles fall into two broad classifications: ceramic and stone. There are two groups within the ceramic classification. Tiles belonging to that group are divided into two sub-groups: porcelain and non-porcelain. Porcelain tiles are less absorbent, so they are better in bathrooms and kitchens.

There are many types of grout, and each type of grout serves a different purpose. Grout is a necessary part of any tile installation. Grout comes in two forms: cement based or epoxy. Cement based grouts are made with cement and water. It can also have added sand. Cement based grouts are more water absorbent. Epoxy grout consists of epoxy resins and a hardener. It is very easy to clean, non-absorbent, and stain and mildew resistant.

Why tile in Mesa gets dull so fast
Most homes built in the East Valley since the 90s have tile in the kitchen, the bathrooms and the main walkways — often 1,000+ square feet of it. It is the right floor for the climate, but it takes a beating: Arizona’s hard water leaves mineral film on the tile face, and the fine desert dust that blows in every monsoon season settles into the grout lines where a mop cannot lift it out. After a few years the grout turns two or three shades darker than it was installed and the whole floor looks dull even right after mopping.
What our tile & grout cleaning includes
Every job starts with a walk-through so we can identify the tile type (ceramic, porcelain, travertine, saltillo, slate or vinyl plank) and pick the right cleaning solution — natural stone and cement grout need a gentler, pH-balanced approach than glazed porcelain. We pre-treat the grout lines, agitate them by hand where needed, then use our truck-mounted hot-water extraction system with a sealed spinner tool. It sprays heated, high-pressure water onto the floor and vacuums it straight back into the truck, so dirt, mineral film and old cleaning residue leave the house instead of drying back into the grout. Floors are walkable within about an hour.
Optional add-ons include clear penetrating grout sealer (recommended after every deep clean), grout color sealing to bring badly stained grout back to a uniform color, and shower and countertop tile. We also clean tile in offices, restaurants and rental turnovers.
